There are 2 main sets of plans when building a home one is the concept plans and the second is  full construction plans.

 

When building a home, there are two main types of plans you need to understand:

1. Concept Plans (Your Competitive Advantage)

Concept plans are your starting point—and one of the smartest investments you can make before choosing a builder.

Why they matter:

Most builders design their own plans—and they own the copyright.
This means you cannot legally take their plans to other builders for quotes, and doing so can lead to copyright issues—even years later.

👉 With your own concept plans, you eliminate that risk completely.

2. Construction Plans (Built for Approval & Building)

 

Construction plans are the detailed working drawings used for:

  • Council approvals

  • Engineering

  • Actual construction

 

In most cases, builders prefer to:

  • Use your concept plans as the base design

  • Then create their own construction drawings
